| Our basic service specification is outlined below. The basic service can be altered to meet the basic needs of your facility. If you are not sure what you will need, we will work with you to create a custom cleaning/maintainence specification that will be tailor made to your facility. |
| BASIC COMMERCIAL
JANITORIAL SPECIFICATION
GENRAL OFFICE AREAS
DAILY SERVICE (Five [5] Times Per Week)
WEEKLY SERVICE
- Dust/Spot clean furniture (available space)
- Dust remaining horizontal surfaces within normal reach
- Clean and polish bright metal work, including all door knobs, crash bars, kick plates and remaining stainless
MONTHLY SERVICE
- Clean available baseboards
- Clean all interior glass (no exterior exposure)
- Dust all surfaces above normal reach including sills, ledges, moldings, shelves, door frames, pictures and vents
- Vacuum all fabric office furniture including chairs and couches
- Dust all venetian blinds
- Dust all HVAC diffusers and return air grills
- Dust fire extinguisher cabinets
CARPET MAINTENANCE
DAILY SERVICE
- Vacuum all carpeted traffic areas and spot vacuum exposed soil
- Using approved spotter, spot clean carpeted areas
WEEKLY SERVICE
- Fully vacuum carpeted areas
MONTHLY SERVICE
- Detail vacuum corners, edges and chairs.
HARD SURFACE FLOORS
DAILY SERVICE
- Dust mop all hard surface floors
- Damp mop hard surface floors
TWICE PER MONTH
- Using high speed floor machine, buff hard surface floors (where applicable)
REST ROOMS
DAILY SERVICE
- Refill dispensers, empty trash, clean and sanitize all restroom fixtures, wipe all counters, clean mirrors, wipe chrome, spot wipe all surfaces, sweep and damp mop floors using a germicidal cleaner
WEEKLY SERVICE
- Dust all high reach areas
- Wash all restroom partition on both sides
DINING AREAS AND MEETING ROOMS
DAILY SERVICE
- Empty all trash receptacles and replace liners as necessary
- Remove collected trash to designated areas
- Damp wipe all cafeteria tables and chairs
- Damp wipe counters and sinks
- Inspect meeting and conference rooms daily. Completely clean after each use, organize chairs.
ENTRANCES, LOBBIES AND STAIRWELLS (Common Area)
DAILY SERVICE
- Empty all trash receptacles and replace liners as necessary
- Remove collected trash to designated area
- Clean and polish all bright metal work, including all door knobs, crash bars, kick plates, and remaining stainless
- Spot clean all walls, light switches and doors
- Sweep/vacuum and spot clean stairs
SECURITY AND MAINTENANCE
DAILY SERVICE
- Secure all office areas as specified by tenant/landlord
